Orange County Property Revaluation Information
March 31, 2009 is the deadline for filing objections to your Orange County Property Revaluation.
Orange County residents are waging a tax revolt to protest the tax revaluations by the county. Whether or not you agree, the county can re-value real estate every four years. The state requires a minimum of every eight years. Given the current state of the economy and the real estate market, several nearby counties have elected to defer their revaluation until the market recovers. Orange County has not.
Whether or not you believe the county is spending your taxes wisely, please be informed about your tax valuation. Have your property appraised before you protest - your property may or may not be overvalued. If your property is undervalued (and some are), your protest could backfire and result in a higher tax bill. Ask a licensed realtor or certified appraiser to provide a market analysis to support your protest. Most realtors will provide one for free, appraisers charge a couple of hundred dollars. Either report will be accepted by the county for a protest. Also, if you are refinancing your home, let the bank know that you'd like to use the appraisal for protest. Good luck.
